Building homes that are designed for maximum energy efficiency give home owners long-term savings and environmental benefits to mother nature .

What are some home improvements folks are making to make their  homes more energy efficient?

One couple in the town of Plymouth, New Hampshire recently invited the public and local media to visit their new home, which is still a work in progress. The Laconia (NH) Citizen reported that even though it was a 30 degree day, the temperature in the unfinished basement was over 42 degrees because of the efficient construction.

The Citizen noted that this house is being weatherized with help from insulated concrete forms (ICF), which are actually made of foam insulation and are kept as part of the wall construction. The paper added that these ICFs can reduce heat expenses by 41 percent and cooling needs by 30 percent.

Energy efficient homes cost up to 20 percent more in construction costs upfront, but that these investments can pay for themselves in just a few years in the form of energy savings. If you already have a home, make necessary adjustments to your home month by month can make drastic improvements in home energy savings.

Air Sealing and Weatherizing your home are two of the most importanta aspects of making your home energy efficient.  This serves as a reminder to homeowners that they don’t need to own a brand new house to enjoy the benefits of energy efficiency.

Insulation plays a key role in creating a thermal envelope in your home to lock in heat during the winter and to keep the heat our during the summer. Your attic is the first point of energy efficiency. The second is your basement. Both of these elements play a major role in keeping a well balanced temperature throughout your home. If one or the other is out of wack, it will throw you whole inner-climate into inefficient energy usage. This is where energy waste is generated.

Make sure both your attic and basement are air sealed and insulated well.

2009 Real Estate in Tuscarawas County

2009 is the year for BUYERS in Tuscarawas County!!!!!!! 

This is the 2nd day of January and I just sold my first listing today!  It sold for $10,500 less than the asking price and $4500 less than an offer two months ago.  Sellers do not want to hold onto these properties for fear of losing more money down the road – which is not a bad idea considering we don’t know when the bottom is going to hit. 

Buyers are making ridiculous offers and practically stealing some of these homes.  Bank owned homes are no exception either when looking for bargains.  The banks wish to get these homes off of their books.

I’m sure by now you are well aware of the green home movement happening all around the country. What you may not be aware of is how easy it is to make your home more energy efficient.

Energy Efficient Homes are not the ones with their lights turned off. Most individuals have an innate drive on conserving energy. Turning the lights of when they are not in use is the most common which people partake in to conserve energy. While most people do it With good intentions, this gesture to the environment doesn’t make a very big splash, when you consider that Lighting only conusmes 12% of houselhold energy.

First-Time Home Buyers $7500 Tax Credit

First-Time Home Buyers Benefits

The $7500 tax credit stimulus incentive for first-time home buyers has been extended to April 1st!  It was going to expire the end of December  – so it allows buyers more time to buy and reap the benefits of this credit.  Talk with your accountant about the details.

The rates have dropped again!  I have a buyer who signed a contract last night and his lender told him yesterday that his rate would be 5 1/2% – but today it’s 5!  The lender told me that “THERE HAS NEVER BEEN A BETTER TIME TO BUY” – so what are you waiting you for?  You can get alot more for your money today than ever before.
